If you were to get a comparable market analysis from a real estate agent determining your house’s estimated value, it would have two parts. The first part could document how similar homes sold within the past half year compare to yours in terms of age, size, placement, and condition. The other half would show homes that owners are in the middle of trying to sell.

While you would probably have to pull some serious strings to get a tour of a home that’s already been sold, it should be totally reasonable for you to tour homes currently on the market. When you do so, take your agent with you: they’ll be able to point out similarities between your home and the one you’re touring, and you’ll start to see what appropriate pricing looks like.
